Welcome to Seaside Serenity, a peaceful getaway located on a quiet cul-de-sac. For beach days, you will be just 2 blocks from the soft white sand that you can either walk to or take the golf cart for easy hauling. For days you’d rather lounge at the pool, the large, private backyard, inground pool, seating/sunning areas, grill and outdoor fans are also a treat.

You can walk, drive, take the golf cart or the wagon/cart to the beach.
Please note: we do not charge any extra for our guests to use the golf cart because it's there and we want people to enjoy it. Every now and then it does need some TLC and fixing as it gets a Lot of use. We try hard to be sure it's in great operating condition at all times but if it happens to need a service call while our guests are there we are unable to provide any refunds.
There is room on the driveway for up to 6 cars, that is the maximum. And if not that many cars, 2 boats also fit comfortably.

TERMS AND CONDITIONS OF RENTAL AND LIABILITY
SMOKING: Smoking is STRICTLY PROHIBITED in the house. This includes e-cigarettes. Smoking is allowed by the pool with the doors closed, but cigarette butts must be picked up.
PETS: Pets are NOT allowed. If Guests show up with a pet, we will require you board your pet at your own expense.
MAXIMUM OCCUPANCY: Due to city ordinance, the maximum number of guests is limited to 14. Any other person in the property is the sole responsibility of Guest. Guest agrees that any additional persons without approval shall be considered as default and will be asked to vacate the premises with no refund.
*Please make sure you have the accurate number of people staying at the house in your reservation.
MINIMUM STAY: This property requires a 2 night minimum stay, unless otherwise agreed upon. Longer minimum stays may be required during holiday periods.
PARTIES: Parties/Events are not allowed
Our house is in a quiet residential area. We want you to have the best time ever but please be mindful of music/tv levels and voice levels while having fun in the pool. Our neighbors reach out to us to alert us when things get a little too loud and there is also a noise detector so we get alerted too, just to keep things at a fair volume for the people that live around us.
CHECK IN AND CHECK OUT: Check in is after 4pm. Check out is 10:00 am or before on your scheduled departure date. Due to high demand, we often have guests checking in the same afternoon. We need the entire six hours to clean and prepare the property, so we are unable to accommodate late check out. Failure to check out before 10:00 am will result in a fine of $50 per 30 minute increment after 10:00 am.
USE OF PROPERTY: Please keep the property, appliances, and all furnishings in good order. Guests may not make any changes to the property and must put furnishings back to its original placement if moved.
MINIMUM AGE REQUIREMENTS: We take reservations only from adult guests age 26 and older. The Guest who reserves the property must be on site the full duration of your stay. We are not the right property for spring breakers. Sorry.
QUIET HOURS: You are vacationing in a quiet residential area and quiet hours are from 10:00pm to 7:00am. Noise levels are strictly enforced after 10pm. Per city ordinance, maximum permissible noise levels are 65 decibels between 7am and 10pm. Maximum permissible noise levels between 10pm and 7am are 50 decibels. A $75 fine may be imposed for the first offense.
POOL: Our pool is serviced twice weekly. Due to the tropical nature of our property, it is not unusual to find unexpected debris in the pool.
No discount, credit, and/or rate adjustments can be given for circumstances beyond our control. GUEST UNDERSTANDS AND AGREES THAT THE POOL IS UNSUPERVISED FOR CHILDREN. GUEST ACKNOWLEDGES THAT POOLS ARE INHERENTLY DANGEROUS, AND GUEST HEREBY ACCEPTS ALL RISK OF PERSONAL INJURY OR DEATH FROM THE USE OF THE POOL AND SHALL HOLD PROPERTY MANAGERS AND PROPERTY OWNERS HARMLESS FROM ANY SUCH INJURY OR DEATH.
PARKING: Parking is limited to 6 vehicles, max and vehicles must be parked in the driveway. NO STREET PARKING IS ALLOWED in front of or on either side of the property. Illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.
AIR CONDITIONING: Keep all sliders, doors, and windows closed when the air conditioning system is on. Leaving doors open may damage the unit or require you to wait several hours for the property to cool.
HOUSEKEEPING: There is no daily housekeeping service. While linens, beach towels, and bath towels are included in our home, daily maid service is not included but you are free to use the washer and dryer.
GARBAGE: Garbage must be stowed in the proper garbage receptacles, located at the side of the house, next to the walking path. Garbage is collected Tuesdays (except for holidays). Please pull the Garbage bins next to the curb for collection on Monday night or the day of your departure.
RIGHT OF ENTRY: Upon 24 hours notice, owner or owner’s representative(s), have the right to enter the home for the purpose of showing the property to prospective tenants or purchasers, to make repairs, or to inspect the property. Owner, property manager, and/or it’s Representatives have immediate right of entry in cases of emergency, or to protect or preserve the premises.
STORMS: If there is a storm/hurricane, no refunds will be given unless the state or local authorities order mandatory evacuations for Port Saint Joe. The day that the authorities order a mandatory evacuation, we will refund any unused portion of rent from a guest currently registered and any advance rents collected or deposited for a reservation that is scheduled to arrive during the mandatory evacuation.
MAINTENANCE: Owner shall be responsible for maintaining the home unless damage is caused by the Guest’s misuse or neglect. Guest agrees that no rent reduction or abatement will be given unless the property is deemed to be completely uninhabitable. Owner will order repairs in a timely manner once notice is given by Guest, but owner has no control over the scheduling availability of vendors. Owner shall not be liable for any losses or damages, including incidental or consequential damages, including those caused by owner’s failure to perform repairs and maintain the home. All personal property of the Guests kept on the premises is at risk of the Guest. Non-scheduled pool cleans will be the responsibility of the guest(s).
RULES/REGULATIONS: Guest shall abide by all rental rules, regulations, ordinances, and agreements to which property may be subject to and further agrees that use shall not conflict with Federal, State, Local Ordinances, and/or Law. Violation may result in immediate termination of this agreement and eviction and liability for fines. No discount, credit, or rate adjustments will be given. Guest shall ensure all members of the rental party and anyone else Guest permits on the property to abide by the rental rules at all times while at the property.
LIABILITY/RISK: The Owners are not responsible for any accidents, injuries or illness that occurs while on the premises. The Owners are not responsible for any accidents, injuries, or illness that occurs off the premises while using equipment provided as part of the rental, such as golf cart, beach chairs, beach umbrellas, and beach wagon. The Owners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising, including death, from their use of the premises and equipment taken off the premises. This applies to others whom the guest invites to use the premises or equipment.
ATTORNEY’S FEES: In the event Guest defaults or breaches any of the terms, conditions or promises of Guest in this Agreement, and Owner is put to the necessity of employing an attorney in order to collect any sum or sums of money which may be due by reason of such default, or otherwise take such steps or legal action as may be necessary to enforce such terms, conditions or promises, then Guest agrees to pay reasonable attorneys’ fees, paralegals’ fees, legal assistants’ fees and court costs and expenses in connection therewith.

Guests have access to the entire home and a private pool in a lush, tropical gated backyard.
