Newly Built Cabin in Eagles Springs Resort | Smoky Mountains Getaway
Located in the Eagles Springs Resort, this newly built (2022) 3-level cabin offers the perfect retreat for your Smoky Mountain adventures! With a modern rustic interior and 2100 sq/ft of space, it’s ideal for small families, large families, or groups of friends.
Parking & Accessibility
Upon arrival, you’ll find an angled pull-off driveway with space for up to 3 vehicles. Be sure to lock your car doors, as local bears are known to open them! The cabin is accessible with about 7 steps to the front porch, making it easy to start your Smoky Mountain getaway.
Important Cabin & Road Info
Mountain Road Access: The cabin is located on a mountain. The road is paved, but some winding and moderately steep sections may be challenging for some drivers. These areas are brief and should not deter most drivers.
Winter Conditions: A 4-wheel drive vehicle and/or chains are required in the winter months due to snow and icy conditions. Not needed during the rest of the year.
We are unable to provide refunds for weather or road conditions. To protect your trip, we recommend purchasing travel insurance or another policy we can recommend.
Mountain Wildlife
Our cabin is nestled in the beautiful Smoky Mountains, where nature is all around—including the occasional visit from ladybugs (Asian lady beetles). While we regularly clean and treat the cabin, you may still spot some, especially in certain seasons.
Additional Details:
Travel Insurance: For added peace of mind, we encourage you to purchase travel insurance. Strict cancellation policy applies.
Essentials Provided: We supply a starter pack of paper products, shampoo, conditioner, and soaps for your first night. You’ll need to bring additional supplies for the rest of your stay.
Water: The cabin uses city water, but we recommend bringing bottled water for your stay.
Age Requirement: The person booking must be 25 or older and present for the entire stay.
Early Check-in/Check-out: We may accommodate early check-in or late check-out for an additional $20/hour, subject to cleaning schedule.

TERMS AND CONDITIONS OF RENTAL AND LIABILITY
WELCOME FROM DAVE AND KAREN:
Before diving into the legal details, we want you to know that we are a small, boutique business that takes pride in providing a warm and welcoming experience. We personally oversee every aspect of your stay to ensure a comfortable, memorable visit. This is more than just a rental—it’s a home we love and care for, and we want you to feel the same way during your stay. While occasional maintenance issues arise, rest assured that we are dedicated to resolving them as quickly as possible so you can focus on enjoying your time with us.
SMOKING:
Smoking, including e-cigarettes, is strictly prohibited inside the house. Smoking is allowed outside, below the decks, with the doors closed, and all cigarette butts must be properly disposed of.
PETS:
Pets are not allowed. If a guest arrives with a pet, they will be required to board it at their own expense or vacate the property without a refund.
SERVICE ANIMALS:
We welcome service animals as defined by the ADA. Guests bringing a service animal must answer the following questions: (1) Is the dog a service animal required because of a disability? (2) What work or task has the dog been trained to perform? Service animals must be under the handler’s control at all times and never left alone. Fraudulent representation of a pet as a service animal may result in financial restitution, eviction, and reporting to authorities. Emotional support animals (ESAs) are not considered service animals under the ADA and are not permitted.
MAXIMUM OCCUPANCY:
The maximum occupancy is 11 guests. Any additional unapproved guests will be considered a violation of this agreement and may result in eviction without a refund. Please ensure your reservation reflects the correct number of guests.
MINIMUM STAY:
A minimum stay may be required unless otherwise agreed upon. Longer minimum stays may apply during holidays.
PARTIES & NOISE LEVELS:
This is a quiet residential neighborhood, and parties/events are strictly prohibited. While we encourage you to enjoy your time, please be mindful of noise levels, especially near the hot tub. A noise detector is in place, and neighbors will alert us if noise levels become excessive. Quiet hours are 10:00 PM – 7:00 AM.
CHECK-IN & CHECK-OUT:
Check-in: After 4:00 PM
Check-out: By 10:00 AM
Due to high demand and back-to-back reservations, we cannot accommodate late check-outs. A $50 fine will apply for every 30-minute increment past 10:00 AM.
USE OF PROPERTY:
Guests are responsible for maintaining the property, appliances, and furnishings. No changes may be made to the home, and any furniture moved must be returned to its original placement.
AGE REQUIREMENTS:
The primary renter must be at least 25 years old and present for the entire stay. This property is not suitable for high school or college vacationers.
WEATHER & LOCATION:
Hazy Bear Hollow is located in snow country. We love the snow but local roads can be snow covered, curvy and steep. Guest will be responsible for shoveling their car out should Hazy Bear Hollow receive significant snow during Guest’s stay. Four-wheel drive and/or chains are required when icy/snowy during the winter months, and we cannot refund anything due to road conditions. Travel insurance is highly recommended. We have a resource for travel insurance if you need one.
The cabin is located on a mountain. The entire road leading to the cabin is paved; however, can be winding and medium steepness on a few parts that may make some drivers feel uncomfortable. These parts are short and should not deter most drivers from reaching the cabin. A 4-wheel drive vehicle and/or chains will be necessary in the winter months due to ice/snowy conditions, but not necessary during all other months.
We are unable to give refunds due to weather or adverse road conditions. We ask that you please purchase travel insurance in the case of such events.
FIREWORKS:
Although fireworks may be legal in Tennessee, they are not permitted at Hazy Bear Hollow at any time.
ELECTRIC FIREPLACE (MAIN FLOOR):
The electric fireplace on the main floor of the cabin uses the remote found on the coffee table. DO NOT TOUCH THE FIREPLACE. The fireplace gets very hot, please keep all children away and please remember, DO NOT TOUCH THE FIREPLACE
HOT TUB:
The hot tub is serviced and cleaned after each stay
The hot tub is unsupervised; use at your own risk. Children must be supervised at all times
Guests must abide by all hot tub rules that will be provided in detail before they arrive
Guest understands that a hot tub is available on the property for their private use
Guest assumes any and all liability from use of said hot tub
Guest is aware that consuming alcoholic beverages while in the hot tub increases the alcoholic effect of the alcohol
Guest will keep the hot tub closed and cover locked when not in use, and will supervise any children when using the hot tub
INSECTS & WILDLIFE:
When visiting the Smoky Mountains, it’s important to know that Asian lady beetles (often called ladybugs) are a natural part of the environment and will occasionally find their way inside, some months are more prevalent than others, even in the cleanest of homes. To help, we provide two vacuums, including one with a removable, rechargeable hand vacuum, for easy cleanup.
While the house is professionally treated inside and out, encounters are inevitable. We want to set expectations upfront and let you know we are unable to offer refunds or additional cleaning visits for this reason. Thank you for understanding, and we hope you enjoy the unique charm of the Smoky Mountains!
DECK:
We have just installed a beautiful new deck extension for our guests to enjoy the sunsets even more. There is absolutely no jumping or skiing off the deck allowed.
BEAR CARE:
Bears are active in our area. They do not want to meet you. They just want your food. Please clean the grill so they can’t smell what you had to eat.
Please keep any trash bags inside the garage for the cleaning team to remove.
If you see trash thrown around the property, please pick up as to not attract bears.
Sometimes a bear will pass by via our front porch to another cabin’s garbage bin. DO NOT FEED! STAY AWAY!
CAUTION: If bears are fed human food, they will come around more frequently and may harm a pet or human. Sadly, they may have to be shot and killed.
If you see a bear, walk away backwards, facing the bear and make lots of noise. Do not turn your back on a bear until a very safe distance away and the bear does not appear to be threatened.
If a bear comes near the cabin or on the property or porch, the panic alarm on your car may become very useful.
Keep car doors locked at all times. Bears will enter cars and not be able to get out. They then panic and trash the car.
o Keep cabin doors closed and locked
o Keep car doors locked (Bears can open car doors!)
o Clean up any food outside cabin area
CHILDREN:
Children shall be monitored at all times, especially, but not limited to: when on the deck, near or in the hot tub, in, and on the driveway.
SECURITY CAMERAS:
For safety, Ring cameras are installed at the front door and driveway. There are no cameras inside or at the back of the house.
PARKING:
Maximum of 3-4 vehicles will fit in the driveway. If there are parking violations outside of parking on the driveway it may result in towing at the owner’s expense.
AIR CONDITIONING:
Keep all doors and windows closed when the air conditioning is on. Leaving them open may cause the system to overwork. No refunds will be given for AC issues.
HOUSEKEEPING:
Linens, bath towels and hot tub towels are provided. There is no daily housekeeping, but a washer and dryer are available for guest use.
TRASH COLLECTION:
Garbage must be placed in the designated garbage cage in front of the house, and must be secured at all times in order not to attract bears who just want your food.
RIGHT OF ENTRY:
With 24-hour notice, the owner or representatives may enter the home for inspections, maintenance, or showings. Immediate entry may be necessary in emergencies.
STORM POLICY:
No refunds will be issued unless a mandatory evacuation is declared. In such cases, refunds will be provided for unused nights.
MAINTENANCE & LIABILITY:
Guests must report any issues immediately. The owner will address maintenance as promptly as possible but cannot guarantee immediate repairs.
The owner is not responsible for lost or stolen items, injuries, or accidents occurring on the premises.
Guests assume all risks associated with use of the property and provided equipment.
LEGAL COMPLIANCE:
Guests must abide by all local laws, ordinances, and HOA rules. Violations may result in immediate eviction with no refund.
ATTORNEY FEES:
In the event of legal action due to guest violation of these terms, the guest agrees to cover all legal fees incurred by the owner.
GUEST ACCESS:
Guests have access to the entire home and hot tub.
OWNER AVAILABILITY:
We are generally available from 6:00 AM to 9:00 PM every day and reply as quickly as possible. If your arrival will be after 8:00 PM, please let us know so we can ensure you get in without issues. If there are any emergencies or urgent situations that occur after 9:00 PM, please call 911 first. We will assist you with anything you need during our available hours but are not available 24/7—we need our sleep too!
