Enjoy a perfectly heated pool, with no extra fees. Pool heat is already included in your stay, keeping the pool water at around a comfortable 80°F. If you’d like it even warmer, we’re happy to accommodate. For an additional $50 per day, we can heat the pool beyond 80°F to your preferred temperature. Please Note: This is a quiet neighborhood, and quiet hours are strictly enforced from 10 PM to 7 AM. We have a noise monitoring device outside that alerts both you and us if noise levels exceed acceptable limits. Only registered guests are allowed on the property. TERMS AND CONDITIONS OF RENTAL AND LIABILITY
WELCOME FROM DAVE AND KAREN:
Before diving into the legal details, we want you to know that we are a small, boutique business that takes pride in providing a warm and welcoming experience. We personally oversee every aspect of your stay to ensure a comfortable, memorable visit. This is more than just a rental—it's a home we love and care for, and we want you to feel the same way during your stay. While occasional maintenance issues may arise, rest assured that we are dedicated to resolving them as quickly as possible so you can focus on enjoying your time with us.
SMOKING:
Smoking, including e-cigarettes, is strictly prohibited inside the house. Smoking is allowed by the pool with the doors closed, and all cigarette butts must be properly disposed of.
PETS:
Pets are not allowed. If a guest arrives with a pet, they will be required to board it at their own expense or vacate the property without a refund.
SERVICE ANIMALS:
We welcome service animals as defined by the ADA. Guests bringing a service animal must answer the following questions: (1) Is the dog a service animal required because of a disability? (2) What work or task has the dog been trained to perform? Service animals must be under the handler’s control at all times and never left alone. Fraudulent representation of a pet as a service animal may result in financial restitution, eviction, and reporting to authorities. Emotional support animals (ESAs) are not considered service animals under the ADA and are not permitted.
MAXIMUM OCCUPANCY:
The maximum occupancy is 8 guests. Any additional unapproved guests will be considered a violation of this agreement and may result in eviction without a refund. Please ensure your reservation reflects the correct number of guests.
MINIMUM STAY:
A minimum stay is required unless otherwise agreed upon. Longer minimum stays may apply during event weeks and holidays.
PARTIES & NOISE LEVELS:
This is a quiet residential neighborhood, and parties/events are strictly prohibited. While we encourage you to enjoy your time, please be mindful of noise levels, especially near the pool. A noise detector is in place, and you and we will be alerted if noise levels become excessive. Quiet hours are 10:00 PM - 7:00 AM.

Due to seasonal demand and back-to-back reservations, we cannot accommodate late check-outs.
USE OF PROPERTY:
Guests are responsible for maintaining the property, appliances, and furnishings. No changes may be made to the home, and any furniture moved must be returned to its original placement.
AGE REQUIREMENTS:
The primary renter must be at least 25 years old and present for the entire stay. This property is not suitable for high school or college spring breakers.
POOL & POOL HEATING:
The pool is serviced weekly, but due to the environment and having big trees in the backyard, debris in the pool is inevitable, even 10 minutes after it’s cleaned. For this reason there is a net you can use to get debris out of the water.
The pool is unsupervised; use at your own risk. Children must be supervised at all times.
Pool heating is available for an additional daily fee ($50-$90). Heating must be requested in advance as it’s a deep pool and may take hours to reach 80°F. No refunds will be given for temperature fluctuations or heating delays.
INSECTS & WILDLIFE:
Due to the humid climate of the South, insects will do their best to enter the home. While the house is professionally treated both inside and out, some encounters are inevitable. A vacuum is provided for quick cleanup, and no refunds will be issued for insect sightings.
SECURITY CAMERAS:
For safety, Ring cameras are installed at the front door, and garage.
PARKING:
Maximum of 4-6 vehicles in the driveway or in front of the house.
Any violations for improper use may result in towing at the car owner’s expense.
HOUSEKEEPING:
Linens, bath towels and pool towels are provided. There is no daily housekeeping, but a washer and dryer are available for guest use.
TRASH COLLECTION:
We’ll let you know if you need to bring the garbage cans to the curb based on your stay dates.
RIGHT OF ENTRY:
With 24-hour notice, the owner or representatives may enter the home for inspections, maintenance, or showings. Immediate entry may be necessary in emergencies.
STORM POLICY:
No weather related refunds will be issued unless a mandatory evacuation is declared. In such cases, refunds will be provided for unused nights.
MAINTENANCE & LIABILITY:
Guests must report any issues immediately. The owner will address maintenance as promptly as possible but cannot guarantee immediate repairs.
The owner is not responsible for lost or stolen items, injuries, or accidents occurring on the premises.
Guests assume all risks associated with use of the property and provided equipment.
LEGAL COMPLIANCE:
Guests must abide by all local laws, ordinances, and HOA rules. Violations may result in immediate eviction with no refund.
ATTORNEY FEES:
In the event of legal action due to guest violation of these terms, the guest agrees to cover all legal fees incurred by the owner.
GUEST ACCESS:
Guests have access to the entire home other than garage.
OWNER AVAILABILITY:
We are generally available from 6:00 AM to 9:00 PM every day and reply as quickly as possible. If your arrival will be after 8:00 PM, please let us know so we can ensure you get in without issues. If there are any emergencies or urgent situations that occur after 9:00 PM, please call 911 first. We will assist you with anything you need during our available hours but are not available 24/7—we need our sleep too!

Our nightly rate includes accommodations for up to 4 guests. Additional guests beyond 4 are charged a per-person fee, similar to hotel pricing.

CANCELLATION:
